The true helpful hint here is the order in which you take steps regarding even the possibility of listing your home. Unfortunately, when you start doing other things besides talking to an agent first - painting, purging, pressure washing, planting - you may have needlessly spent money you could have kept in your pocket!
Even if you feel pretty confident you know you'll list your home or vacation home or investment property with me or an agent you're already familiar with, it is very important to have at least one pre-listing meeting and get ready -- these should be lengthy!
A pre-listing meeting should include:
- Understanding your goals (timing, why you want to sell)
- Tour of home to see current condition (learn what you've done to it since you've owned it)
- Suggestions for staging, preparing for photo shoot
- Review of market analysis I've created; establish list price for property
- Review of how I list a property; understanding your comfort level with showings and Open Houses
- Creation of timeline
- Plenty of time for questions! Remember - my motto is "Minimize the Surprise." I never want my clients to say, "Well, you never told us that." The more you feel aware and educated, the less stress we all feel throughout the process!
