The Smells that Sell and the Smells that Tell
Coconut. Some LOVE that smell (like in suntan lotion) and others, well . . . no thank you! Aromas are so subjective. I personally cannot walk into a Yankee Candle store - that's aroma overload! It gives me a headache! So what's the best thing to do for your house or condo when it's on the market?
Let's start with the big stuff - removing odors. If you've been in the home for years and there have been either pets or smokers for any decent length of time, you've probably got pretty big work to do before you list the home, including removing any carpet (always soaks up odors), throwing out old rugs, draperies or anything with cushions (or at the very least steam cleaning them). Yes, if you have the ability to move out, paint/clean/refresh before you list - probably not a bad thought. It's unbelievable how smoke can discolor and find its way into everything. Same thing if there has been any water damage or mold - it can find its way (and smell) into everything. Removal of these odors usually requires professionals - carpet cleaners, painters, mold removal - no fun!
True story - I had a client - young guy and a veteran struggling with PTSD who smoked marijuana frequently to keep his anxiety in check. Before we listed, we made a plan - carpet was changed out, rooms were painted, new area rugs came in and thank goodness as a Spring listing, windows kept open and anytime he needed to smoke, he went on his deck (raised beach house) or the garage area underneath. He made a fantastic profit on his home!
Now, when you're ready to list and have people walking through your home, should we have candles burning? NO. For a multitude of reasons! You may think it's creating a relaxing environment, but that's just one big smelly safety hazard.
Adding a subtle aroma is fine, but fragrances like cinnamon or apple or rose are so strong it actually makes guests wonder - "what smell are they REALLY trying to hide?" When I am staging a home, there are 2 plug in options I really like:
1) Fresh Linen by Bath and Body Works - even men comment on how much they like this scent;
2) Cashmere Woods Glade Plug In - this one is my new fave. I was walking clients into a model home and had to stop the sale rep and ask, "What IS that??"
Now, don't go crazy on plug-ins. If you have a 2-story home, maybe one for each level. And usually they have a dial for intensity. Put it at the lowest.
One final tip - be sure to have someone who doesn't live in the home do the "smell test." Yes, that commercial is right - we can be nose blind and not realize our house smells musty or like the leftover chicken we dumped in the garbage, or that our dog's "essence" can knock people down! Get a friend who's willing to tell the stinky truth to pay a visit before the big Open House!
